Terms of use

Effective Date: ACCORDING TO CONFIRMED RESERVATION

Please read these Terms of Use (“Agreement”) carefully before confirming your reservation. By making a reservation and/or occupying the property, you agree to be bound by the terms outlined below.

  1. Check-In and Check-Out
  • Check-in Time: 3:00 PM
  • Check-out Time: 11:00 AM
    Please arrive at the scheduled check-in time. We endeavor to have the Villa ready upon your arrival.

  1. Payment Terms
  • A 50% deposit is required within five (5) days of acceptance of the Rental Agreement.
  • The remaining balance is due 60 days prior to arrival, unless otherwise agreed in writing.
  • For bookings made within 60 days of arrival, full payment is due immediately.
  • Payments accepted via Bank Transfer or Credit Card.
  • Holiday Reservations (Christmas and New Year’s): Full payment is due 6 months before the arrival date.

  1. Cancellation Policy

     Cancellation fees apply as follows:

  • More than 90 days prior to arrival: 25% of total paid
  • 89–61 days prior: 50% of total paid
  • 60 days or less: 100% of total paid (non-refundable)

Holiday Reservations are non-refundable.

No refunds will be given in case of natural disasters or force majeure events. Guests are strongly encouraged to obtain Travel Insurance.

  1. Group Resizing
  • Guest count can be modified up to 60 days prior to check-in, maintaining a minimum of 10 guests per night.
  • Reductions after this period are non-refundable.
  • Increases are subject to availability and additional fees.

 

  1. Rescheduling
  • Rescheduling is allowed up to 90 days prior to check-in, for dates within 1 year, with a $200 fee and subject to availability.
  • Rescheduling is not available for Holiday reservations.

 

  1. Occupancy and Visitors
  • Maximum occupancy is as outlined in the Rental Agreement.
  • Visitors require a day pass and pre-notification to the Villa Manager.
  • Additional costs may apply.
  1. Maintenance
  • The Villa Manager strives to ensure proper functioning of all amenities. However, equipment malfunctions may occur.
  • Repairs will be addressed as promptly as possible.
  • Guests acknowledge potential risks when using amenities (pool, hot tub, etc.) and do so at their own risk.

 

  1. Use of Property
  • The property is for residential use only.
  • Loud noise and disruptive behavior are prohibited.
  • Events (weddings, parties, etc.) require written approval, event fees, and possibly an extra deposit.
  • Guest is responsible for informing the Manager of all external service providers.

 

  1. Violation of Agreement
  • Breach of this Agreement may result in immediate termination of occupancy without refund.
  • Legal action may result in the reimbursement of legal and recovery costs to the prevailing party.

 

  1. Risk of Loss & Indemnification
  • Guests’ personal belongings are at their own risk.
  • Guests agree to indemnify the Owner and Agents against any injury, damage, or loss related to their stay.
  1. Leaseholder Responsibilities

Only the primary reserving party is held responsible for payment and obligations under this Agreement.

 

  1. Security Deposit
  • A cash security deposit is required at check-in.
  • This covers potential damage or loss. Unused deposits will be refunded upon departure.

 

  1. Liability Disclaimer
  • Guests must have valid travel/health insurance.
  • The Owner/Manager is not liable for accidents, injuries, or damages during the stay, including those involving third-party service providers.

 

  1. Assignment and Subleasing
  • Subleasing or assigning the property is strictly prohibited.

 

  1. Pets
  • Pets are allowed only with prior written approval and an additional security deposit.
  1. Personal Valuables
  • Guests should use in-room safes.
  • The Owner/Manager is not liable for loss or theft.
  • Items left behind will only be returned upon request, at the guest’s expense plus a $100 handling fee.

 

  1. Restricted Areas

Some areas of the Villa may be locked and are not available for guest use.

 

  1. Prohibited Vehicles

The community prohibits parking of:

  • Campers, RVs, boats/trailers, motorcycles, etc.
    Villa Bellamar provides parking for a minimum of four (4) vehicles.

 

  1. Agreement Acknowledgment

By confirming a reservation, you acknowledge that you have read, understood, and agreed to abide by these Terms of Use.
